Spanish property in greater demand as INE confirms July numbers push transactions to more than 300.000

According to Spain’s Instituto Nacional de Estadística (National Institute for Statistics) the number of properties sold in Spain continues to be on the increase with INE reporting 45.900 transactions in the month of July 2018 and a total of around 308.000 Spanish property transactions in the first seven months of 2018.

The July figures are 16.9% up year-on-year and are so far the third highest monthly figure in 2018, an 11.7% increase on the 2017 figures. 38.120 second hand Spanish properties exchanged hands in July whilst 7.780 new build Spanish properties were exchanged. The market for resale property in Spain dominated with around 83% of all transactions.

According to the official figures published by the Instituto Nacional de Estadística, the top four places in Spain for property sales in July were Andalucia, Catalonia, the Valencian Community and Madrid. Each of the areas reported more than 7.000 property transactions each with the Comunidad Valenciana reporting the strongest per 100.000 inhabitant sales at 185, while madrid reported 137 sales per 100.000 inhabitants and the Balearic Islands reported 172 sales per 100.000 inhabitants.

The sale of Spanish homes has grown 16.2% year on year during the month of July, with an increase of more than 20% in Aragon (32%), Galicia (28.6%), Castilla-La Mancha (27.1%), Comunidad Valenciana (25.7%), Extremadura (23.8%), Castilla y Leon (23.4%), Murcia (23.1%), Islas Baleares (20.4%), and Andalucia (20.9%).

Madrid and Catalonia registered year-on-year increases which were below the national average, with Catalonia only seeing a year-on-year increase of 4.4%. Two communities, Canarias and La Rioja, registered decreases of almost 4% on their year-on-year sales.

In 2008, there were some 552.000 property transactions recorded. If property sales in Spain grow at the same pace for the rest of 2018, it is expected that there will be some 530.000 property transactions this year.

Sin embargo, más de 500.000 transacciones inmobiliarias españolas se registraron en 2017, un aumento de alrededor del 17% con respecto al año anterior. De esas transacciones, los compradores extranjeros representaron casi el 20%, un aumento interanual de más del 14%. A pesar de mostrar una disminución en el número de compras de propiedades hechas por británicos en el primer trimestre de 2017, el número de transacciones por parte de los británicos aumentó en el segundo trimestre, lo que hizo que los británicos mantuvieran el primer puesto como el comprador más activo dentro del mercado europeo. Unión (UE) con el 14% de las transacciones inmobiliarias registradas. Les siguieron los franceses (8,6%), los alemanes (8,2%), los rumanos (6,9%), los belgas (6%) y los suecos (5,3%). Fuera de la Unión Europea, los marroquíes, los chinos y los rusos registraron un buen porcentaje de transacciones inmobiliarias con un 5,5% (un aumento del 36% respecto de 2016), un 4,9% y un 3%, respectivamente. También hubo más actividad de los ecuatorianos (aumento del 33% desde 2016), rumanos (aumento del 31% desde 2016), portugués (aumento del 30% desde 2016) y estadounidenses (aumento del 27% desde 2016). La Comunidad Valenciana es la más popular entre los compradores extranjeros de propiedades en España con el 28% del número total de transacciones inmobiliarias. Andalucía ocupa el segundo lugar con el 18% de las transacciones inmobiliarias y Cataluña, a pesar de la inestabilidad política de los últimos meses, ocupa el tercer puesto con el 15% de las ventas.

Spanish property prices increase by 6.8% in the second quarter of 2018

According to the central statistics unit of the Spanish government, the market value of housing was 2.6% higher during the second quarter of this year than it was in 2017.

The national property price index is 23.9% higher than it was four years ago indicating that the Spanish property market is recovering well.

There are still, however, lots of variations between the 17 autonomous regions of Spain. In Madrid, property prices increased by 10.1% over the last year whereas they only increased by 1.5% in Castilla-La Mancha. In the Murcia region, the increase was only 1% in the second quarter of 2018 and 2.6% during the year.

Despite continued demand for property in the Murcia region, the property price index is still only 9% higher than it was in 2014 when prices were at their lowest.
